Greater Bengaluru Authority launches e-Aasthi 2.0

The Greater Bengaluru Authority building in Bengaluru. | Photo Credit: File photo The Greater Bengaluru Authority (GBA) on Tuesday (September 22) launched ‘e-Aasthi 2.0’, an upgraded property-record and e-Khata management system aimed at simplifying property-related services, reducing paperwork and physical visits to government offices.Greater Bengaluru Development Minister Krishna Byre Gowda, who launched the system, said Bengaluru has more than 35 lakh properties, of which around 23–24 lakh property records have already been digitised and draft e-Khatas issued. Around 11 lakh property owners have obtained their final e-Khata.The first version of e-Aasthi was rolled out in the erstwhile BBMP in October 2024, with around 25 lakh e-Khatas scanned, digitised and made available online. The GBA said e-Aasthi 2.0 has been developed in-house with improved user experience, automation, integration and scalability.New upgradesThe upgraded platform allows citizens to access e-Khata services, submit applications and track their progress online. It also introduces digital workflows to address common issues such as errors and changes in names, continuation of previous owners’ names and discrepancies in property extent.The system supports multiple deeds relating to the same property, including historical deeds before and after 2004, while inheritance and mutation processes are also being streamlined through authenticated data and integration with other government systems, the GBA said.A key feature of e-Aasthi 2.0 is its integration with Kaveri, Bescom and BWSSB. This will allow relevant registration and property information to be exchanged between government systems and facilitate auto-updation of records based on e-Khata.“Some aspects of the existing system, including the process of uploading documents, were difficult for citizens. We have therefore worked on e-Aasthi 2.0 to make the system simpler, faster, more transparent and more citizen-friendly,” Mr. Gowda said.Future plansThe GBA will introduce an online module for Khata bifurcation from September 28, the authority said. Eligible property owners will be able to apply online, upload the required plans and complete the bifurcation process digitally, subject to applicable rules and approvals.The platform also provides for new khata, bulk new khata, property bifurcation and amalgamation through digital workflows. These modules will be introduced in phases.The GBA said the larger objective is to create an integrated property-management architecture covering the GBA and the five Bengaluru City Corporations. It aims to bring together digitised and geo-referenced property records with property tax, urban planning and building-plan approvals, Kaveri, Bescom, BWSSB and other datasets.
